35 Villas, ₹2 to ₹5 Crore: Our Top Pick in Each Bengaluru Outskirt
We compared 35 villas from ₹2 to ₹5 crore across Bengaluru's four outskirts, new launches and established developers alike, and picked one per budget: Konig Fortune County (East, ₹2.70 Cr), NVT Eterna (South-East, ₹3.32 Cr), Merusri Antelopes (North, ₹4.64 Cr) and Sattva Springs (South-West, ₹5.16 Cr). On our base case none of the four beats a 7% bank deposit on price growth alone, so a villa here is a bet on land, not on yield. The best-scoring pick, Sattva Springs, scores 4.0 out of 5; the lowest, Merusri, 3.4.

The short answer
A villa in Bengaluru's outer ring is a land-and-lifestyle purchase, not an income one. Across 35 villas from ₹2 to ₹5 crore in four corridors, we picked one in each budget band. Sattva Springs (South-West, ₹5.16 Cr) scores highest at 4.0 out of 5, mainly because keys arrive in September 2027 from an established developer. NVT A Wonderful World, Eterna (South-East, ₹3.32 Cr) gives the most land per rupee and the lowest density. Konig Fortune County (East, ₹2.70 Cr) is the cheapest way into a gated 4 BHK villa near Whitefield. Merusri Antelopes (North, ₹4.64 Cr) is the airport-belt, amenity-led choice, best bought after negotiation.
The honest catch: on our base case (6% a year price growth) none of the four beats a 7% fixed deposit, and gross rental yield is only about 1.8% to 2.4%. You buy these for the land and the corridor re-rating, so the wait and the paperwork matter more than the finishes.
Our four picks
| Budget · Corridor | Project | Location | Ticket | Keys (RERA) | Octopus score |
|---|---|---|---|---|---|
| ₹2 Cr · East | Konig Fortune County | Budigere Cross, Old Madras Road | ₹2.70 Cr (₹2.70–4.57 Cr range) | Mar 2028 | 3.6 / 5 |
| ₹3 Cr · South-East | NVT A Wonderful World, Eterna | Sarjapur–Attibele Road | ₹3.32 Cr (₹3.32–4.23 Cr) | Dec 2030 | 3.7 / 5 |
| ₹4 Cr · North | Merusri Antelopes | Devanahalli, Boodihal | ₹4.64 Cr (₹4.64–5.18 Cr) | Mar 2030 | 3.4 / 5 |
| ₹5 Cr · South-West | Sattva Springs | Off Kanakapura Road, Udayapalya | ₹5.16 Cr (₹4.99–7.00 Cr) | Sep 2027 | 4.0 / 5 |
Scores are Octopus analyst ratings out of 5 on seven criteria (location, developer, price and value, density and privacy, amenities, legal and RERA clarity, delivery). They rate fit and risk, not taste. Sattva leads on brand and delivery; NVT on density, land and amenities; Konig on entry price; Merusri on airport access.
Why a villa, and why now
- You own land, not a slab share. Each villa sits on a defined plot of roughly 1,160 to 2,370 sq ft. Concrete depreciates; land is what compounds.
- Villa land is running out inside 30 km. Most new supply on every corridor is high-rise, so gated villa plots are a small and shrinking pool.
- Infrastructure is still arriving. The Blue Line to the airport (now 2028), the Pink Line (October 2026) and sections of the STRR are not yet fully priced in.
- Construction-linked plans protect cash. About 10% down at booking; the rest moves with progress under RERA escrow.
- Four corridors, four job engines. Whitefield IT, Hosur–Attibele industry, the airport and aerospace belt, and the Kanakapura metro corridor.
What waiting a year costs
If values grow 6% to 9% a year, twelve months of waiting adds roughly ₹16 lakh to ₹46 lakh to the same villa, which is more than the stamp duty and registration on it.
| Pick | Ticket | Extra cost of waiting one year at 6% | At 9% |
|---|---|---|---|
| Konig Fortune County | ₹2.70 Cr | +₹16 L | +₹24 L |
| NVT Eterna | ₹3.32 Cr | +₹20 L | +₹30 L |
| Merusri Antelopes | ₹4.64 Cr | +₹28 L | +₹42 L |
| Sattva Springs | ₹5.16 Cr | +₹31 L | +₹46 L |
That is illustrative, not assured. Values can also fall, which is why the risks below matter as much as the upside.
Returns against a bank fixed deposit
We modelled each pick with 10% at booking, 80% spread through construction and 10% at possession, then a three-year hold after keys with net rent included and 2% selling costs.
| Pick | Bear (3% growth) IRR | Base (6%) IRR | Bull (9%) IRR | Growth needed to beat a 7% FD |
|---|---|---|---|---|
| Konig Fortune County | 1.6% | 5.1% | 8.6% | 7.6% |
| NVT Eterna | 2.7% | 6.8% | 10.9% | 6.2% |
| Merusri Antelopes | 2.2% | 6.2% | 10.2% | 6.6% |
| Sattva Springs | 1.2% | 4.6% | 7.9% | 8.2% |
The construction-linked payment plan is worth real money: it lifts the base-case return by 0.7 to 2.1 percentage points compared with paying everything upfront. Never accept a heavy down-payment discount without running that comparison.
Eight findings for your site visit
- Confirm the carpet area. Some listings quote a smaller area next to the super built-up area without saying whether it is plot or carpet. Ask for the RERA carpet area in writing for your exact unit.
- Density decides the feel at year ten. NVT Eterna has about 11.7 homes an acre, Konig Fortune about 14.4, and one coded rival 18.5. Fewer homes an acre means wider lanes and quieter streets.
- Benchmark the ₹4 Cr pick. Merusri at roughly ₹13,600 a sq ft is in line with a listed developer's pricing nearby. Compare all charges before booking.
- Sattva is cheaper than a ready rival. At about ₹13,400 a sq ft with keys in September 2027, it sits roughly 7% below a ready rival at about ₹14,400.
- Mind the timeline gap. Merusri's own target is June 2028 but its RERA date is March 2030, 21 months of slack. RERA interest only starts after the RERA date.
- The payment plan is worth real money. See the 0.7 to 2.1 point lift above.
- Supply competes, not neighbours. In Devanahalli a rival's 67-acre township and plotted launches will meet you at resale; in Sarjapur–Attibele, NVT's own 90 acres of later phases will.
- Check land disclosure per project. Every K-RERA filing carries a land-litigation declaration. Confirm it for the exact project and promoter entity, then back it with an independent title report.
What you own, and how to prove it
A villa's value is the land under it, so six links in the chain decide whether that land is cleanly yours: the title (mother deed and a 30-year chain), the conversion (a DC order from agricultural to residential use), the sanction (layout and building plan, plus the commencement certificate), RERA registration, the agreement (allotment letter and sale agreement) and finally the registered sale deed with khata.
Red flags to look for include gaps or unregistered transfers in the title chain, a name mismatch between the deed and the RTC (pahani), a conversion order for a different extent or survey number, undischarged loans on the encumbrance certificate, and built area beyond the sanction. For plotted villa projects, insist that the sale deed conveys a defined plot, with schedule and boundaries, plus the structure.
Costs, khata and NRI buyers
- Stamp duty: 5% (plus cess and surcharge of about 0.6%). Registration: 2% (confirm the current rate). On ₹4 crore that is roughly ₹22.4 lakh and ₹8 lakh.
- GST: 5% on the agreement value while under construction (no input credit), nil once the occupancy certificate is issued. About ₹20 lakh on ₹4 crore.
- TDS: 1% deducted by the buyer under Section 194-IA, a higher rate when the seller is an NRI. It comes off the price paid to the seller, not on top.
- Khata: inside city limits it is an e-Khata; on panchayat land it is an E-Swathu Form 9 or 11, the likely route for all four villa sites. Lenders accept Form 9 for approved layouts.
- NRIs and OCIs may buy residential property freely, paying through NRE, NRO or FCNR accounts. A power of attorney is executed abroad, attested at the Indian mission and adjudicated in Karnataka within three months. Sale proceeds from up to two residential properties can be repatriated, subject to tax.
Risks to read before you sign
- Under-construction risk. Three of the four are one to four years from keys, and delays happen even under RERA. The airport metro has already moved to March 2028, so never pay for a promise.
- Yield below a fixed deposit. Gross rent of about 1.8% to 2.4% means your return depends on land re-rating.
- Illiquid asset. Villa resale takes months, not weeks, and buyers are fewer at ₹3 to 5 crore.
- Panchayat khata and services. E-Swathu khata, borewell water and road upkeep can lag city standards.
- Channel-sourced prices. Tickets come from listings; the developer's own cost sheet may differ. Get it in writing.
- Per project: Konig is a private mid-size developer with no listed disclosure and heavy apartment supply at Budigere Cross; Eterna has the longest wait, with RERA possession in December 2030; Merusri has the 21-month gap between target and RERA date; Sattva Springs has the highest ticket, the lowest entry yield (about 2.3%) and a small 66-home estate where per-home maintenance share is higher.
Who should buy, and who should not
| Pick | Buy if you are… | Skip if… |
|---|---|---|
| Konig Fortune County (₹2 Cr · East) | a first-time villa buyer near Whitefield who wants keys by 2028 at the lowest ticket | you need a listed brand or a large plot |
| NVT Eterna (₹3 Cr · South-East) | a long-horizon buyer who values land, privacy and a lakeside township | you need to move in before 2030 |
| Merusri Antelopes (₹4 Cr · North) | an airport-belt professional or NRI who values amenities and design | you are price-sensitive and expect a brand discount |
| Sattva Springs (₹5 Cr · South-West) | a family wanting a branded home with keys within a year | you are chasing yield or a sub-₹5 Cr ticket |
Our rule of thumb
- For safety, Sattva Springs. For value and land, NVT Eterna. For the lowest entry, Konig Fortune County. For airport-belt lifestyle, Merusri Antelopes, after negotiation.
- Before any token, run an 18-point check across title and land, approvals and RERA, and money and contract: 30-year title chain, RTC in the right name, DC conversion for the full extent, 30-year encumbrance certificate, K-RERA certificate and latest quarterly update, RERA carpet area for your exact unit, escrow bank named in the agreement, the developer's own cost sheet, a payment plan tied to construction stages, delay interest matching RERA, bank approval of the project, an independent lawyer's title report, and a live site visit or video walkthrough.
- In every case: buy the land, not the render, and verify before you pay.
