Where Is the Next Devanahalli in Bengaluru? Our Answer: The North-West
Devanahalli took about 15 years to go from an airport on farmland to a re-rated, branded market. We scored five Bengaluru corridors on the six things that made that happen, and the North-West (Tumkur Road, Nelamangala, KWIN City) scores 5 out of 6, against 4 for Devanahalli itself when its run began in 2008. Its metro is already running, its job anchor is notified and tendered, and the price gap to the airport belt is still open. It is not risk-free: yields sit below a fixed deposit and several catalysts are still announcements.

The short answer
The next Devanahalli is most likely North-West Bengaluru: Tumkur Road (NH-48) to Nelamangala to Dobbaspet and KWIN City. It ranks first because its catalysts are funded or already running, not just announced. The Green Line metro already reaches Madavara; NH-48, the NICE Road and the STRR at Dobbaspet are open; KWIN City (3,490 acres) is final-notified with Phase 1 tendered in August 2026; Nelamangala is a shortlisted second-airport site; and the Tumakuru metro project report is before the Cabinet.
Our rule behind the call: buy where the catalyst is already funded, not merely announced.
The Devanahalli playbook
Land re-rates in four stages: announce, build, operate, re-rate. Most of the money is made between "announced" and "operating", not after.
- 2008: the airport opens while the taluk is still farmland.
- 2016 to 2023: about 13,600 homes are supplied, roughly 15% of all North Bengaluru supply.
- 2016 to 2024: the average price rises about 46% to roughly ₹6,778 a sq ft.
- March 2024: the STRR section from Dobbaspet to Hoskote opens and branded launches multiply.
- 2026: branded new launches quote around ₹10,000 to ₹13,600 a sq ft.
The lesson is that it took about 15 years from airport to re-rating. Buyers who entered at stage one or two bought land at a fraction of today's price; those who waited for the metro are paying the stage-four price. The useful question is not "is Devanahalli good?" but "which corridor is at stage one or two today, with the catalyst actually funded?"
The Devanahalli DNA test
We scored every corridor on six ingredients behind Devanahalli's re-rating: an anchor decided, a highway or ring road, a metro, a job engine, dedicated planning, and a price discount to the established market. One point for in place, half for partial, zero for missing.
| Rank | Corridor | DNA score | Risk-adjusted index | Our call |
|---|---|---|---|---|
| 1 | North-West: Tumkur Road to KWIN | 5.0 / 6 | 4.0 | Buy now |
| 2 | West: Bidadi (GBIT) | 4.0 / 6 | 3.7 | High risk, high gap |
| 3 | North: Doddaballapura | 4.0 / 6 | 3.4 | Watch, largely sold through |
| 4 | South: Kanakapura Road | 3.0 / 6 | 3.1 | Option on the airport |
| 5 | East: Hoskote | 2.0 / 6 | 3.6 | Safe, largely priced in |
For reference, Devanahalli itself scored 4 out of 6 when its run began in 2008. The metro and the STRR came 15 years later. Bidadi and Doddaballapura match that 2008 starting point; Hoskote's strengths are roads that are already open and largely priced in.
Four picks, one for each corridor
| Budget · Corridor | Project | Location | Ticket | Keys | Octopus score |
|---|---|---|---|---|---|
| ₹0.5 Cr · West | Sattva Ashraya | Lakshmisagara, Bidadi | about ₹0.50 Cr | Ready | 3.7 / 5 |
| ₹1.1 Cr · East | Sobha OneWorld | Old Madras Road (NH-75), Hoskote | ₹1.09 Cr | Dec 2031+ | 3.6 / 5 |
| ₹1.45 Cr · North-West | Brigade Lumina | Chikkabidarakallu, Tumkur Road (NH-48) | ₹1.45 Cr | Dec 2030 | 3.8 / 5 |
| ₹5.2 Cr · South | Sattva Springs | Udayapalya, off Kanakapura Road | ₹5.16 Cr | Sep 2027 | 3.7 / 5 |
Brigade Lumina is the highest scorer and the pick on our favoured axis: metro at the gate, a 2030 RERA date and the KWIN and Tumakuru story ahead of it. Sattva Ashraya is the cheapest ready entry into the Bidadi township belt, with rent from day one. Sobha OneWorld is a branded 300-acre township where the ring road and the Chennai expressway meet. Sattva Springs offers keys within a year, beside two shortlisted second-airport sites.
Returns against a bank fixed deposit
Base case: 6% a year price growth, 10% at booking with 80% through construction and 10% at possession for new launches (Ashraya, being ready, is paid upfront), a three-year hold after keys with net rent, and 2% selling costs.
| Pick | Bear (3%) IRR | Base (6%) IRR | Bull (9%) IRR | Growth needed to beat a 7% FD | Gross rental yield |
|---|---|---|---|---|---|
| Sattva Ashraya | 2.9% | 5.8% | 8.7% | 7.2% | 3.3% |
| Sobha OneWorld | 3.4% | 7.5% | 11.6% | 5.6% | 2.6% |
| Brigade Lumina | 3.2% | 7.2% | 11.1% | 5.9% | 2.7% |
| Sattva Springs | 1.3% | 4.6% | 7.9% | 8.2% | 2.3% |
Time is the lever. The long-dated launches (OneWorld and Lumina) clear a 7% deposit in the base case because construction-linked payments keep most of your cash at work elsewhere. Short-dated or ready assets need the area to re-rate above 7% a year to win; that is the catalyst bet. The construction-linked plan lifts base-case returns by about 2.2 to 2.4 points on the two long-dated launches.
The cost of waiting
If values grow 6% to 9% a year, another twelve months adds roughly ₹3 lakh to ₹46 lakh to the same home, depending on the ticket, often more than the stamp duty on it: about ₹3.0 to 4.5 lakh on Ashraya, ₹6.5 to 9.8 lakh on OneWorld, ₹8.7 to 13 lakh on Lumina and ₹31 to 46 lakh on Springs. Illustrative, not assured; values can also fall.
Eight findings you will not find in a brochure
- Efficiency is a hidden price. Lumina's carpet is only about 63% to 65% of its super built-up area, so ₹13,200 per super built-up sq ft is roughly ₹20,600 per carpet sq ft. Springs is about 77%. Compare carpet, not super built-up.
- Density decides year ten. Ashraya is about 157 homes an acre and 12 a floor; Lumina about 105 an acre and 6 a floor; OneWorld about 72 and 5.5; Springs about 12 villas an acre. Fewer a floor means faster lifts and quieter lobbies.
- The North is being absorbed now. Two coded rivals show standard plot sizes sold out on channel listings within months of RERA registration. Late entrants pay next-phase prices.
- The gap is the opportunity. Ready Bidadi at about ₹5,800 a sq ft against branded Devanahalli launches at ₹10,000 to 13,600; the mature end of Kanakapura resells near ₹19,400.
- Built beats paper, at a price. Ashraya is the only completed pick: rent from day one and no delay risk, but the highest density. OneWorld and Lumina are four to six years from keys.
- The payment plan is worth real money. About 2.2 to 2.4 points of return on the long-dated launches. Never accept an upfront discount without running this.
- Supply competes, not neighbours. OneWorld's own roughly 250 acres of later phases; a coded rival of about 2,100 homes launching at Bidadi; plotted supply at Nelamangala.
- Pre-RERA marketing runs ahead of catalysts. Two coded rivals were marketed before registration, and "minutes from KWIN" plots abound. No certificate, no cheque.
Where the other corridors stand
- West (Bidadi): the widest price gap, about ₹5,800 a sq ft for ready stock, but it rests on GBIT, whose land acquisition is contested and which has a long history of delay and protest. Metro is about 12 km away. A 7,481-acre township is approved and the Mysuru Expressway is open.
- North (Doddaballapura): KWIN City and the STRR help, but branded plots are largely sold through and there is no metro planned. Apartment entry is the remaining door.
- South (Kanakapura Road): two shortlisted airport sites plus the Green Line, but the decision is still pending. The Kempegowda airport's 150 km exclusivity runs to 2033 and passenger traffic has passed 44 million, so a second-airport decision cannot wait long. The mature, metro-served end already resells near ₹19,400.
- East (Hoskote): the STRR and Chennai expressway are open and branded supply is heavy. It is the safest road story but the least discount left.
What would change our call
- An airport site is announced. If Kanakapura wins, the South jumps to second place; if Nelamangala wins, the North-West call gets stronger.
- GBIT goes from paper to ground. Land acquisition completed and a master plan published (the consultant is due around mid-2027) would let Bidadi challenge for first.
- North-West catalysts stall. If the Tumakuru metro is rejected or KWIN Phase 1 stops, the corridor falls back to the pack.
Key risks
- Catalysts are not facts. No airport site is final, GBIT acquisition is contested and the Tumakuru metro is unapproved.
- Yield below a deposit. Gross rent of about 2.3% to 3.3% means returns depend on land re-rating.
- Under-construction risk. Three of four picks are one to six years from keys, and delays happen even under RERA.
- Illiquid, and policy-exposed. Outer-corridor resale takes months, and large state projects can be re-scoped, delayed or relocated.
- Channel-sourced prices. Tickets come from listings; get the developer's cost sheet in writing.
- Per project: Ashraya has the highest density and its Bidadi upside rests on GBIT; OneWorld has the longest wait (December 2031 to 2032) and about ₹14,700 a sq ft already prices much of the Hoskote story; Lumina is a small four-acre site on an industrial highway, so check noise and air quality; Springs has a ₹5 Cr+ ticket, the lowest yield and no certainty the airport comes to Kanakapura.
Who should buy, and who should not
| Pick | Buy if you are… | Skip if… |
|---|---|---|
| Sattva Ashraya (West) | a first-time investor wanting a ready, rent-earning entry to the Bidadi township story under ₹60 lakh | you want low density, large homes or a new launch |
| Sobha OneWorld (East) | a long-horizon buyer betting on Hoskote becoming "Greater Whitefield" who values a 300-acre branded township | you need keys before 2032 |
| Brigade Lumina (North-West) | an investor wanting metro at the gate on the KWIN and Tumakuru axis with a 2030 RERA date | you are sensitive to highway or industrial surroundings, or to efficiency |
| Sattva Springs (South) | a family wanting a branded villa within a year, with a free option on the second airport | you are chasing yield or a sub-₹5 Cr ticket |
Our rule of thumb
Bidadi is the deepest discount with the most execution risk, Hoskote the safest road story, and Kanakapura a call option on one decision. Re-check the call when the second-airport site is announced and when Bidadi's township master plan is published, around mid-2027. Whatever you buy, verify RERA, title and acquisition notifications before any token, and run the 18-point checklist: title and land, approvals and RERA, and money and contract.
