Sign in with Google so your agreement and its documents are saved in your account.

Fill in the details
Property, owners, tenants, rent, deposit, witnesses and inventory. The agreement builds on the page as you type, so you see exactly what you are getting.

Review and submit
Read the full draft, download it as Word or PDF if you like, then submit. We will contact you with the payment details.
- Step 4
Upload ID copies
A copy of the Aadhaar and PAN card of every owner and tenant, so we can check the details you entered.
- Step 5
We verify and approve
We check everything against the IDs. If something does not match, we send it back with a note and you fix it from your account.
- Step 6
E-stamp and e-sign
We arrange the Karnataka e-stamp. Each owner, tenant and witness then gets a link to sign on their own phone with an Aadhaar OTP, and we follow up until everyone has signed.

Get the signed copy
The completed agreement is in your account to download whenever you need it.
What you will need
- The property address and flat or unit number
- Name, age and address of everyone signing (up to 5 owners and 5 tenants)
- Aadhaar and PAN number of each person, plus a clear photo or PDF of each card
- Rent, deposit, start date and the maintenance arrangement
- Name, phone number and email of two witnesses (witnesses do not sign)
- A mobile number linked to Aadhaar for each person who signs, to receive the OTP

Good to know. This is for residential leases of up to 11 months in Karnataka. Longer leases must be registered with the Sub-Registrar, and commercial leases are not covered here.
Your documents are private. Only you and our verification team can see your agreement. ID copies are deleted 30 days after the agreement is completed or cancelled.
Questions
Why only 11 months?
A residential lease of up to 11 months does not have to be registered with the Sub-Registrar; a longer one does. This service is for leases of up to 11 months.
Do we have to meet or visit anywhere?
No. Everything happens online. Each person signs on their own phone with an Aadhaar OTP.
What is an e-stamp?
It is the electronic form of stamp paper, bought online instead of from a stamp vendor. We buy it for you, and its cost is included in the price.
Is an e-stamped, e-signed agreement valid?
E-stamp paper and Aadhaar e-sign are government-recognised and widely used for rental agreements. For advice on your own situation, please speak to a lawyer.
What if I make a mistake in the details?
You can edit everything until you submit. If we find a problem after that, we send the agreement back with a note and you correct it from your account.
Can I add my own clauses?
Yes. You can add extra clauses, and we read them before approving the agreement.
What does it cost?
₹2,000 plus GST for the whole service, including the e-stamp and the e-signatures of every party.
How long does it take?
Most of the time is waiting for everyone to sign. We follow up with anyone who has not, so it does not stall.
Is my Aadhaar and PAN information safe?
Your ID copies can be opened only by our verification team. They are deleted 30 days after the agreement is completed or the request is cancelled.
